Financial Controller
Unit: Property
Location: China , Shenyang

Key Responsibilities
You are to manage the full spectrum of financial activities and be the Finance Business Partner for property business in Shenyang, China. You will manage and drive the finance team to support business growth and operational needs. You are to ensure that all reporting, mandatory and otherwise submitted to management, executive committee, board of directors and other appropriate users both within and outside are accurate and timely. You are expected to provide in-depth financial analysis, monitor business KPI, execute measures for improvements and make appropriate recommendation to senior management on relevant corporate and strategic matters. In addition, you are to liaise with relevant authorities and auditor to ensure all regulatory requirements are met and that proper and sufficient control measures are in place to protect company’s assets.

Requirements

  • A CPA with a Degree in Accounting / Finance
  • At least 10 years of accounting/finance experience with good regional business finance experience, preferably in property industry in China .
  • Prior experience working in a matrix organisation
  • Possess a strong accounting, finance, treasury management and control and international taxation background.
  • Possess analytical, strong planning and problem-solving skills.
  • Self-driven with excellent communication skills and good business acumen
  • A solution provider and adopt a hands-on attitude.

Manager, Investment
Unit: Property
Location: Singapore, Toa Payoh

Key Responsibilities
You will be responsible for sourcing, identifying, evaluating and executing new investment opportunities in the real estate industry. You are required to perform financial analysis and modeling; deal structuring and feasibility studies entailing cash-flow analysis and projections; recommendation of the viability and financial returns of investment proposals; preparation of investment papers, contracts and legal documentation; acquisition due diligence; strategic planning and budget development and review; tracking and analysis of the investment profitability by establishing systems to monitor asset performance.

Requirements

  • A recognized degree in Business/Finance or Real Estate
  • At least 5 years’ relevant experience in real estate industry.
  • Regional experience with good knowledge in investment appraisal and proven track record in real estate investment preferably in China.
  • Strong analytical and financial skills with experience in capital budgeting and acquisition deal structuring. Some knowledge of regional accounting, taxation and finance practices would be advantageous
  • Well versed in industry practices, rules and regulations, contract laws and market benchmarks
  • Possesses entrepreneur spirit, strong business acumen, independent and result-oriented  
  • Strong presentation, negotiation, communication (written and verbal in both English and Mandarin) and report writing skills
  • A team player who is able to work under pressure

Manager, Marketing

Key Responsibilities
You will formulate, review and develop strategic marketing plans on residential and commercial projects. The initial portfolio will be in China and you are required to conduct market research and survey, analyze market and property price trends and also implement tactical and administrative marketing systems and effective sales plans through advertising and promotion.

Requirements

  • A recognized degree in Marketing/Business Administration or Real Estate
  • At least 5 years’ relevant marketing experience in real estate especially in China.
  • Mature self-starter with proven marketing and sales management skills and sound business acumen
  • Confident and able to work effectively with management, project and investment teams and external parties including local authorities
  • Excellent verbal communication in both English and Mandarin.
  • Possesses good interpersonal and analytical skills

Design Manager

Key Description

负责项目产品研发,根据市场策划及产品定位编制设计任务书,并控制产品品质
负责设计管理工作,控制方案、扩初及施工图等各阶段设计进度及质量
负责协调土建、机电、装修及园林等各专业设计工作,控制设计进度、审查设计文件
负责设计各阶段的图纸报审以及同相关职能部门的沟通协调
负责施工阶段的设计配合工作,管理设计变更,解决现场技术问题
负责公司技术管理工作,对项目计划、工期以及日常管理及与技术支持
配合合约部门进行设计单位的资格预审、标书编制、技术评比等相关工作
负责部门管理工作,制定工作计划及工作目标,保障各项工作有序进行
负责设计档案管理,包括收发、存档、移交等工作
完成领导交办的其他工作任务

Requirements

  • 建筑学或城市规划专业毕业,本科以上学历
  • 5年以上规划建筑设计工作经验,2年以上房地产开发公司经验
  • 有较强的方案能力、创意表达能力以及丰富的施工图设计经验,有高档办公、商业、住宅等设计的成功作品,曾独立承担大型地产项目设计
  • 精通相关设计规范,熟悉设备、材料及工程做法,具备图纸审核能力
  • 有精装修及景观设计管理经验
  • 沟通协调能力强,有领导才能
  • 有外企工作经验优先

Structural Engineering Manager
Unit: Suzhou Hua Xin International Realty Co. Ltd
Location: China, Suzhou

 

 

Job Description

全面负责项目主体、销售展示区域等施工管理,对项目的进度、质量、安全负责
编制、执行项目施工进度计划,对项目工期、质量负责
有效组织专业工程师团队,管理及监控各施工单位完成公司既定的进度、质量目标
协调有关政府部门完成相关市政配套设施施工
参与项目设计方案评审,对方案的施工可行性提出意见及建议
控制施工过程中的工程变更,严格控制工程成本
组织项目竣工验收,确保项目顺利通过验收
参与项目交房,若出现客户对工程质量的投诉,及时组织施工单位进行整改,确保客户顺利接房
配合合约部进行工程决算
负责工程建设档案的备案及移交物管公司
完成领导交办的其他工作任务

Requirement

  • 大学本科以上学历,工民建或建筑工程相关专业
  • 10年以上相关工作经验,至少5年以上工程管理经验,主持过3个以上大中型房产开发项目
  • 具备高端房地产项目工程管理经验,有精装修工程管理经验
